My job is to understand your property, your market, and what you're trying to accomplish - then build a strategy around that.

The goal isn't simply to put your home up for sale. It's to position it properly and create the strongest possible outcome.

Start With Your Desired Outcome

Why are you selling? Where are you going? What matters most - price, timing, certainty, flexibility, or some combination of them? The strategy starts there.

Understand the Property Before the Market Does

We look honestly at the home - its strengths, weaknesses, renovations, condition, layout, lot, improvements, and anything buyers may question.

Prepare Where It Actually Creates Value

Not every home needs a renovation before selling. We determine where repairs, presentation, staging, cleaning, or improvements are worth the investment - and where they aren't.

Price From Evidence, Not Hope

We look at comparable sales, competing inventory, condition, location, buyer behaviour, and the current market to determine the strongest pricing strategy.

Position the Home Properly

Photography, presentation, messaging, marketing, and how we tell the story of the property should all work together to help buyers understand what makes the home worth considering.

Negotiate the Whole Offer

Price matters - but so do conditions, deposit, closing date, financing, flexibility, and certainty. We evaluate the offer as a whole and negotiate around what matters most to you.

Adjust When the Evidence Changes

A good strategy isn't stubborn. If the market gives us new information, we pay attention to it and adjust intelligently rather than protecting an old assumption.

The Goal

I don't want us finishing the sale wondering:

"Could we have handled that better?"

I want you understanding:

"We had a strategy, we understood the market, and we made the right decisions along the way."
