GIANCARLO TARIReal EstateStart a ConversationMy experience in real estate, architectural design, and building helps me spot what others may miss. I'll dig deeper when something doesn't add up and potentially uncover issues that could cost tens of thousands of dollars—and materially change what the home really costs you.
01 / The Decision
Sometimes that means finding an opportunity others may overlook.
Sometimes it means identifying something others may overlook that could have major structural or financial implications.
Sometimes it means asking another question when the answer doesn't add up.
Sometimes it means negotiating harder.
And sometimes it means telling you something you may not want to hear—or recommending that you walk away entirely.
Because getting the deal done is never more important than getting the decision right.
A different standard of real estate advice
A listing can tell you how many bedrooms a property has. It won't necessarily tell you what matters most.
These are the questions I believe should be asked before you make one of the largest financial decisions of your life.
Because what you don't know about a property can matter far more than what you can see.
See How I Evaluate a Property↗03 / The Giancarlo Method™
My process is designed to slow down the assumptions, dig beneath the surface, and give you the information and advice you need to make the right decision with confidence.
What are we trying to accomplish? What are we being told? What are we not being told? And what do we need to know before we move forward?
If something matters to the decision, we look for a way to confirm it—permits, property history, renovations, comparable sales, municipal information, specialists, or whatever the situation calls for.
A questionable renovation, an unexplained alteration, a number that doesn't make sense, or a detail others may overlook can lead to a much bigger discovery.
Finding something is only the beginning. We determine what it could mean for cost, risk, value, resale, future plans, and whether the property still makes sense for you.
I'll tell you what I see, what concerns me, what I believe matters, and what I think your best move is—even when that advice means walking away and starting again.
The final decision is always yours. My job is to make sure you understand what you're stepping into, what risks may exist, and why the decision does—or doesn't—make sense.
ASK → VERIFY → INVESTIGATE → INTERPRET → ADVISE → DECIDE WITH CONFIDENCE

There may be a lot invested in getting a deal to the finish line—time, effort, negotiations, expectations, and emotion.
None of that changes my responsibility to you.
If something comes to light that could materially affect your decision, I'm going to bring it to you. Even if it complicates the transaction. Even if it changes your mind. Even if it means we start again.
There's always another home.
There isn't another you.
I will never protect the transaction at the expense of my client. That's the standard.

BUYING
Finding the right home is only part of the job. We'll evaluate location, property condition, renovations, major systems, potential risks, resale considerations and value—then determine whether the property truly makes sense for you.
I'm Buying↗SELLING
The best sale starts long before the property hits MLS. We'll understand your home, identify what matters to buyers, determine where preparation will create value, position the property intelligently, and build a strategy around your desired outcome.
I'm Selling↗INVESTING
A promising investment can become a poor one when the numbers, renovation requirements, location, or future costs aren't properly understood. If the numbers don't add up, it's not an investment—it's a liability. We'll evaluate the opportunity as a whole.
I'm Investing↗06 / The Right-Fit Client
I work best with people who value honest advice, thoughtful questions, and informed decisions. I bring a critical eye to every property, look for things that may be easy to miss, and dig deeper when something doesn't add up or deserves a closer look.
You don't need to know everything about real estate. You just need to care about getting the decision right.

The details matter
Properties don't always tell you their full story at first glance. This is where I share real-world examples of what I notice, what I investigate, what we discover, and what that information can mean for the decision.
Not theory. Real properties. Real questions. Real decisions.
RENOVATIONS & PERMITS
Why permits, structural changes and renovation history can matter to value, insurance, financing and resale.
PROPERTY CONDITION
How an observation can lead to another question, a specialist, a negotiation, or a completely different decision.
VALUE & PRICING
Why lot, layout, improvements, condition, location, workmanship and buyer demand all need interpretation.
08 / About Giancarlo
Your Realtor® · Giancarlo Tari
For more than two decades, I've worked with homes from more than one perspective.
Long before real estate became my profession, I was designing, permitting, building, and renovating homes—working through drawings, construction details, municipal requirements, site conditions, trades, engineers, inspectors, and the realities that come with actually putting a building together.
Today, I bring that experience with me into real estate.
Because understanding how homes are built changes what I see when I walk through one.
When something deserves a closer look, I keep digging. When the question moves beyond my scope, I bring in the right professional. If there's something I don't know, I don't guess—I find out.
My goal isn't to be the Realtor involved in the most transactions. It's to be the Realtor people call when they want someone they can truly trust with their decision.
More About Giancarlo↗09 / Client Experience
Every transaction is different. But when someone chooses me to represent them, I want them to remember that they were heard, that they understood the decisions we were making, that their interests were protected, and that when it mattered, I was prepared to fight for them.
