For more than two decades, I've worked with homes from more than one perspective.

Long before real estate became my profession, I was designing, permitting, building, and renovating homes - working through drawings, construction details, municipal requirements, site conditions, trades, engineers, inspectors, and the realities that come with actually putting a building together.

Today, I bring that experience with me into real estate.

Not because every house needs to become a construction project.

Because understanding how homes are built changes what I see when I walk through one.

Through construction, I learned that what you see on the surface is only part of the story.

A finished wall doesn't tell you what happened behind it.

A beautiful renovation doesn't tell you whether it was properly planned, permitted, or constructed.

An addition doesn't tell you what the municipality has on record.

And an expensive improvement doesn't automatically mean an equally valuable improvement.

Two Worlds. One Perspective.

A Property Is Also a Financial Decision.

Through real estate, I learned the other side of the equation.

Location matters.

Market behaviour matters.

Negotiation matters.

Resale matters.

Timing matters.

And sometimes the property that looks the best isn't the property that makes the most sense.

My job is to bring those two perspectives together.

Judgment Matters

Knowing What You Don't Know Matters Too.

My construction experience gives me a different perspective.

It does not make me a structural engineer, home inspector, lawyer, electrician, plumber, HVAC technician, or every other specialist we may need along the way.

I have a lot of respect for professional expertise.

Part of my job is recognizing when a question has moved beyond my role and making sure we get the right person involved.

I don't need to pretend I know everything.

If there's something I don't know, I don't guess - I find out.

I work throughout a number of communities, and every market has its own nuances.

Neighbourhoods change.

Municipalities change.

Property types change.

Buyer behaviour changes.

So when we're looking somewhere new, I take the time to understand it.

I research the neighbourhood.

I study the comparable sales.

I look at the market.

I investigate local factors that could affect the decision.

And when something requires local knowledge I don't already have, I go get it.

I would rather find the answer than pretend I already knew it.

Why Real Estate?

The House Is Only Part of the Story.

I've spent a large part of my working life around homes.

But what I enjoy most isn't simply the house.

It's solving the problem.

Understanding what someone is trying to accomplish.

Looking at the options.

Asking questions.

Comparing possibilities.

Digging into something that doesn't make sense.

Helping someone understand information they didn't know they needed.

And eventually getting to the point where they can say:

"I understand why this is the right decision for me."

That means more to me than simply saying another transaction closed.

I'm Not Trying to Be Everything to Everyone.

There are Realtors whose businesses are built around completing as many transactions as possible.

That isn't the business I'm trying to build.

I want to work with people who value the way I think and the way I approach property.

People who appreciate questions.

People who want straight answers.

People who want to understand what they're doing.

People who value expertise but still want to make their own decisions.

And people who expect the person representing them to take that responsibility seriously.

The Goal Is Simple.

How I Want to Represent You.

I ask questions.

I investigate.

I explain what I see.

I bring in specialists when we need them.

I tell you when I think something doesn't make sense.

And when I believe we've found the right opportunity, I fight hard to help you get it.

My goal isn't to be the Realtor involved in the most transactions.

It's to be the Realtor people call when they want someone they can truly trust with their decision.
